Self-Storage is a fast-paced environment. Our Self Storage Manager wears many hats: salesperson, customer service rep, cleaning crew, marketer, accounting clerk, cashier, and more! As Manager you will be responsible for:

• Perform daily functions of running the self-storage facility in accordance with company standards
• Greeting everyone at your facility with a smile and excellent customer service!!!
• Answering calls and returning voicemails for current customers and potential customers
• Follow up on all internet, or e-mail leads
• Helping our customers determine the best size unit before each rental
• Show a storage unit to every walk-in customer
• Completing all paperwork correctly for each rental
• Completing scheduled facility Walk Thru and Lock checks
• Posting all payments made the day of receipt
• Tracking and following up on past due accounts by making collection calls and sending reminder notices per company standards
• Record keeping of all customer records; including but not limited to, payments and notes
• Making DAILY bank deposits and posting receipts as instructed
• Monthly Marketing such as Calls, Visits, Emails, Social Media Postings, and Events
• Maintaining merchandise for customer purchase
• Cleaning vacant units to rentable condition.
• Ensuring grounds, office, and bathrooms are clean and presentable at all times (Sweeping, Mopping, Sanitizing Surfaces, Trash Removal)
• Preparing auction units according to procedure and lien laws as needed
• Perform preventive maintenance such as but not limited to: (Change HVAC Filters, Grease Roll Up Door Springs)
• Report via work order (email) any areas outside manager's expertise to Property Owner and Property Manager
• Oversee contractors and third-party vendors work
• Consistently operating within budgets.
• Keeping auction files updated and accurate; knows the state’s auction lien laws.

Candidate Requirements -

• Valid Driver’s License
• Reliable Transportation
• Successfully Complete Background Check
• Successfully Complete Drug Screen
• Shift Availability from 9:30 AM - 5:30 PM Tuesday - Saturday (we are currently closed on Sunday's & Monday's)
• Strong communication, negotiation and presentation skills.
• Ability to interact with vendors and other employees and to relay technical concerns with adequate detail quickly and accurately.
• High degree of initiative and independent judgment.
• Strong analytical and problem solving abilities.
• Computer skills; spreadsheet and project management software capabilities.
• Able to organize work, engage in a variety of tasks simultaneously, and consistently meet deadlines.

• Employees must be able to regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds with assistance of a dolly. Specific vision abilities required by this job include Distance vision, Peripheral vision, Depth perception, and Ability to adjust focus. While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel, and reach with hands and arms. Employees are frequently required to climb or balance; bend; kneel; crouch; or squat, and talk or hear. Employees are occasionally required to sit for periods of time.

Job Type: Full-time

Pay: $12.00-$13.00 per hour, depending on experience

Expected hours: 40 per week
